The property determines the rent

Whether you’re paying too much isn’t determined by your landlord, your real estate agent, or the amount of your rent. It’s determined by the characteristics of your home: the square footage, the energy efficiency rating, the WOZ value, and the amenities. Together, these factors contribute to a national points system, and that total determines what your maximum rent should be. If your rent exceeds that amount, you may be able to apply for a rent reduction.

  • Less than 60 m²: Your rent is almost always capped.
  • 60 to 80 m²: There's a good chance your rent is capped.
  • 80 m² and larger: often in the private sector, but certainly not always.

This is just an initial indication, not a definitive answer. Only the rent check can provide certainty. Precisely because this points system is so unfamiliar, many people end up paying too much for years without realizing it.

Can I be evicted if I request a rent reduction?

How It Works

No. Requesting a rent reduction is not grounds for eviction, and your landlord cannot evict you for that reason. Your right to have your rent reviewed is completely separate from your right to continue living in your home. I’ll make sure everything is handled correctly.

Could my rent go up if I apply for a rent reduction?

You don't have to handle that yourself, because I'll handle the communication with your landlord. A rent reduction isn't a dispute but a straightforward legal procedure, and in many cases, your landlord is barely involved. Often, there's no need to even contact them.

Will I lose my security deposit if my rent is reduced?

How It Works

No. Your security deposit is still yours. Your security deposit and your rent are two separate things: a rent reduction is never deducted from your security deposit. If your landlord tries to do that anyway, I’ll make sure it doesn’t happen.
